Peachtree Corners Was Planned in the 1960s, and Its Buildings Show It
Peachtree Corners is a planned community, and that shapes the work for demolition contractors in Peachtree Corners. Developer Paul Duke began working on the idea in the late 1960s, planning for the office component started in 1967, and in 1968 he set up Peachtree Corners, Inc. to build the residential side. Developer Jim Cowart built the early neighborhoods, Peachtree Station, Chattahoochee Station and Spalding Corners, during the 1970s. The houses from that first phase are now around 50 years old.
Homes from the first phase
Many owners in these neighborhoods are doing their first full renovation, or deciding whether to keep the house at all. A full gut usually means removing kitchens and baths, old carpet and vinyl, paneling, ceilings and sometimes interior walls. Houses from the 1970s should be tested before demolition for asbestos in floor tile, mastic, joint compound and textured ceilings. When a teardown is the better choice, we remove the house, foundation, driveway and any pool so the lot is ready for the builder.
Technology Park offices
The business side of Peachtree Corners is Technology Park, whose office component was first planned in 1967. Today the city's Curiosity Lab, a smart city technology park of about 500 acres with a 3-mile autonomous vehicle test track, sits in that same area. Older office buildings are being reworked for new tenants, which means ceiling grid, partitions, carpet and restrooms coming out. We work within the property manager's rules on hours and access and keep the work contained.
Along the Chattahoochee
Seven miles of the Chattahoochee River form the city's northern and western border. Lots near the river and its feeder creeks can slope steeply, so erosion control and careful machine placement come first. We set silt fence on the downhill side, keep debris off slopes and stabilize the ground once the work is done.
A newer city
Residents voted to incorporate on November 8, 2011, and the city began operating on July 1, 2012. It now handles its own permits. The 2020 census counted 42,243 residents and 18,028 housing units in about 16 square miles. Many neighborhoods also have HOA rules on dumpsters and work hours, so we ask for those early.
What to expect
We walk the property, write down what is being removed and what is staying, and confirm the city's permit and utility disconnect requirements. Then we schedule testing, disconnects and the demolition in order so nothing waits on paperwork. Call (470) 260-8440 to set up an estimate.
