Demolition for Owners, Builders and Tenants
Commercial demolition covers small commercial buildings, such as a former shop, office, restaurant or service garage, as well as interior strip-outs of retail and office suites being cleared for a new tenant. These jobs carry more paperwork than a house teardown, and owners and general contractors usually have a tight schedule, so planning the regulatory steps early matters as much as the demolition itself.
Asbestos rules for commercial buildings
Commercial demolition falls under Georgia EPD's asbestos notification rules. EPD's guidance says all demolition projects are subject to the regulations regardless of how much asbestos-containing material is present, and that written notice must be mailed at least ten working days, Monday through Friday, before the project begins. The postmark counts as day one. Only residential buildings with four or fewer units are exempt, and only when they are not part of a larger commercial or redevelopment project. In practice, that means an asbestos survey and an EPD notification on the calendar before any commercial building comes down, plus abatement by a licensed contractor if the survey finds regulated material.
City permits and site work
In the City of Atlanta, demolition permits route site plans with erosion control to zoning, site development, plan review, planning and the arborist. Trees 6 inches and larger in diameter are protected, and commercial sites often have mature trees along the edges or in parking islands. If the building sits in a designated historic or landmark district, the Urban Design Commission reviews the demolition. Commercial sites also tend to have larger utility services, including grease traps, fire lines and transformers, which have to be disconnected and capped by the right parties.
Tenant strip-outs
For interior work in occupied buildings, the job is about control: working inside a defined space, keeping dust and noise away from neighboring tenants, using the loading area and hours the landlord allows, and protecting fire sprinklers, alarms and shared systems. We remove ceilings, partitions, flooring, millwork and fixtures down to the shell, and leave a clean space for the build-out contractor.
Sorting and recycling
Commercial jobs produce a lot of steel, concrete and masonry. We separate metals for scrap and send clean concrete and brick to recyclers where possible, which reduces landfill cost and helps owners and contractors who track diversion for their projects.
Scope we take on
We focus on light commercial work: single-story and small multi-story buildings, strip-outs of retail, office and restaurant spaces, and site clearing for redevelopment. For large high-rise or industrial demolition, we will tell you plainly if a project is outside our scope.

Commercial Demolition Questions
Does commercial demolition need an asbestos survey?
In practice, yes. Georgia EPD treats all commercial demolition as subject to its asbestos rules regardless of how much material is present, and requires written notification ten working days before work starts. A survey tells you whether abatement is needed first.
How far ahead should we schedule?
Plan for the EPD ten-working-day notice, plus survey and permit review time. The actual demolition of a small building is often a matter of days; the paperwork is what sets the start date.
Can you work around other tenants?
Yes. We work within the hours and access the landlord allows, contain dust and protect shared systems such as sprinklers and alarms.
Do you handle the slab and parking lot too?
If they are part of the scope, yes. We remove slabs, foundations, curbs and paving and leave the site graded for the next phase.
